Broad Street Development (BSD) has unveiled its plans to create a new, glass-enclosed retail plaza at 55 Broadway, an ideal opportunity for retailers. Located just steps from Wall Street, the currently under-development, all-glass storefront will boast 30 feet of Broadway frontage with space opportunities ranging from 4,900 to 11,300 s/f. BSD has retained the team of executive vice president Ariel Schuster and director Greg Covey at Robert K. Futterman Associates to exclusively market the space. "Recognizing the strong branding opportunities for companies in Downtown Manhattan, we're undertaking a substantial development effort and creating new space, to attract retailers that can benefit from the area's tremendous foot traffic," said Daniel Blanco, principal at BSD. "We are confident there will be great demand from a savvy user looking for quality retail space to expand their footprint in this neighborhood." Ideally situated in the country's fourth largest central business district, 55 Broadway will provide 4,900 s/f of retail space on the ground floor and 6,400 s/f on the mezzanine, which can be combined for a total of 11,300 s/f. The new tenant will have access to the neighborhood's 300,000 person strong workforce and 55,000 residents. This user will join a host of retailers including True Religion Brand Jeans, Tiffany and Hermes. The retail space can be delivered by fall 2011. "We are excited to be representing this location and look forward to finding the right tenant to take advantage of everything this space and retail corridor have to offer," said Schuster "55 Broadway is the only property in the area with this combination of space, store frontage and convenient access to a plethora of transportation options, that will ultimately provide excellent branding opportunities for the user." Built in 1983 and located on the southwest corner of Broadway and Exchange Place, 55 Broadway is a 32-story class A office tower consisting of over 330,000 s/f of space in Downtown's Financial District. Currently over 97% occupied, it has attracted a strong tenant roster including Bank of Communications, Fog Creek Software and Hugh Wood.
