Ritter, Smith, Zuckerbrot, Eliasoph of S&Z arranges $6.05 million sale

Sholom & Zuckerbrot Realty (S&Z) has arranged the sale of a 57,500 s/f flex building-a facility that is used for manufacturing and office space-at 43-50 10th St. in Long Island City, according to S&Z chairman Sanford Zuckerbrot. The purchase price was $6.05 million.
The property, which includes 10,000 s/f of parking space, was sold by a partnership that includes Cook and Krupa, Inc., a New York-based general contractor and construction managing firm. The buyer was Metro Supply, Inc.
John Ritter, Larry Smith and Frank Zuckerbrot represented Cook & Krupa. Joseph Eliasoph represented Metro Supply.
In a second transaction, S&Z has arranged the sale of a 35,000 s/f industrial building in the Glendale neighborhood for $5.8 million, according to Zuckerbrot. The buyer is Cool Wind Ventilation Corp.
The property, located at 82-40 73rd Ave., sits on a 50,000 s/f lot zoned for manufacturing. Containing 30,000 s/f on the ground floor and a 5,000 s/f mezzanine, the premises also include a 9,000 s/f yard and 20 parking spaces.
The structure has 24 ft. ceilings, a drive-in, two interior tailboards, heavy power and gas radiant heat, and sprinklers.
Smith and managing director Hillel Galosher were the exclusive sales agents for the seller, Michael Schwartz of Mechanics Building Material. Joe Hentze of Hentze-Dor Realty represented Cool Wind Ventilation.
