Picone Construction completes $13.734m project for 152,500 s/f Goya Foods Great Lakes facility

Goya Foods Great Lakes is now operating in their new distribution facility located at 275 South Main St. Picone Construction Corp., contracted as construction manager, oversaw the entire $13.734 million project from site work to electrical work. Designed by Silvestri Architects, PC, the 152,500 s/f facility consists of warehouse space, freezer & cooler space, loading docks and office space. The attached two story office portion of the complex makes up 11,256 s/f of the facility plus a 5,600 s/f basement. The first floor houses multiple offices, conference room, break room and locker rooms. The open floor plan of the second floor allows for a variety of use including multiple work stations and an employee exercise room. The 136,000 s/f warehouse section has 15 loading docks, distribution space and freezer space. At 35 feet tall, the freezers are a massive 350,000 cu ft. The large floor area also accommodates tall storage racking systems which make efficient use of the 45 foot high ceiling. The warehouse floor is 10" thick allowing the racks to be expanded even taller in the future. As the largest single structure built by Picone to date, the building itself takes up over 3 acres of land. The building was constructed of pre-cast load bearing concrete panels that stand 45 feet tall, eight feet wide and a foot thick. In addition, the panel core has been filled with foam insulation to maximize the R-Value. The new facility is situated across the road from Goya Foods' current cannery and manufacturing facility. Picone Construction will be the construction manager for the construction and expansion of the new corporate office and manufacturing area which is slated to begin in April. The existing cannery is to be expanded an additional 42,000 s/f and the office area is to be expanded to 6,500 s/f. The new facility triples the distribution capacity of the former distribution center allowing Goya Foods to expand their market and better serve their customers. The food, warehouse and distribution business is a core industry for the region. Goya Foods has a long history in the Western New York business community and is a major part of this core industry. This project was made possible in part by the assistance and support of the Erie County Industrial Development Agency (ECIDA). The ECIDA is a Public Benefit Corporation with a mission to promote and assist private sector industrial growth throughout Erie County. With the help of ECIDA, Goya Foods saved $525,000 in sales tax, $120,000 in mortgage recording tax and nearly $3 million in property tax abatement. Goya Foods created an additional 25 jobs and will generate nearly $2 million in additional revenue to the local tax jurisdictions. This project is a great example of how the ECIDA and its incentives foster growth in WNY.
