Brooklyn, NY Megalith Capital Management and Urban Realty Partners have unveiled the model unit at 200 Water St., a six-story, residential building in the DUMBO neighborhood. The three-bedroom, two-bathroom, 1,867 s/f apartment, located on the second floor of the building, will also serve as the sales office for the building.
Launched in September 2015, 200 Water St. features 15 gallery-style residences boasting two, three and four-bedrooms with windows and up to 14-ft. high ceilings. Halstead Property Development Marketing is the exclusive sales and marketing agent for the project, which currently has 60% of its units under contract.

Converted from a former 1950s Brillo steel wool factory, 200 Water presented an opportunity for Gil Even Tsur’s Architecture Workshop and Ariel Aufgang of Aufgang Architects to breathe new life into a historic industrial building. In the fall of 2013, Even-Tsur and Aufgang came together to create one of the most transformational projects on Water St.
Aufgang, who focused on the exterior of the building, re-proportioned the building’s structure and designed a two-story set-back modern glass addition, creating 200 Water’s contemporary profile. He respected the building’s landmark status and appearance but made significant changes to modernize it. Orchestrating the entire process with the Landmarks Preservation Commission, he cut off the back 30 feet of the original building in order to add the two additional stories to the existing four-story structure. Along with Even-Tsur, Aufgang kept many of the original features of the building such as the loading dock, the high ceilings and the expansive “day light” windows.
Meanwhile, Even-Tsur worked on the interior, where he was able to utilize the high ceilings and designed doorways and closets that are up to nine feet in height. While many of the window sills were disproportioned, he knew he wanted to keep them as spaces people could sit and enjoy their view from. He also liked the grandness of the floors and kept common living spaces very open, with up to 14 ft. ceilings. Maintaining the original nature of the building, Even-Tsur incorporated brick, concrete and steel throughout. The floors are now Siberian white oak featuring seven inch planks, which brings warmth to the residences and complements the scale. The top two floors are the only ones made out of glass and aluminum as they were additions to the original structure.

Megalith Capital Management and Urban Realty Partners also recently announced an agreement with Stellar International Art Foundation for a fine art exhibit to be showcased in the lobby. The piece that will be displayed is Blue for No Reason, a 2005 painting by artist Damien Hirst featuring butterflies and household gloss on canvas.
