Brooklyn, NY Quinlan Development Group, a privately held full-service real estate investment and development firm, and GTIS Partners, a global real estate investment firm, revealed new project renderings for Longview, a 17-story, 197-unit mixed-income residential offering located at 380 4th Ave. To accompany the release, the Longview’s teaser website also launched, offering a first look into the design-centric building that integrates the historic character and treelined streets of Park Slope and the industrial culture of Gowanus.
Upon completion, Longview will deliver 197 residences, a mix of one-bedrooms with an office space and two-bedroom units, with 50 of the building’s units designated as affordable. Each residence offers spacious, open-concept layout with a myriad of condominium quality features including individually controlled heating and cooling systems, in-unit GE washer and dryers, stainless steel kitchen appliances, and custom millwork. Designed unit finishes include oversized custom windows, white marble quartz countertops and backsplashes, oak soft-close cabinetry, Spanish oak bathroom vanities, and grey ceramic tiled floors. Additionally, select residences will offer private patios and terraces.
“We are looking forward to introducing our newest project to the Park Slope and Gowanus community. It is always exciting to contribute to the city’s development and housing needs and this is especially true when we are part of such a dynamic growth area,” said Tim Quinlan, principal at Quinlan Development Group. “Longview was specifically designed to capture the dynamism of Gowanus while maintaining the elegance and neighborhood feel of Park Slope. As in all our other projects, our long-term ownership goals allow us to use more durable finishes and a more thoughtful design that results in providing a home where people can form a more lasting community within the building. This is reflected in the wide range of amenities that address health and well-being, work from home, entertainment, and family life.”
In addition to the building’s residences, Longview will deliver indoor and outdoor amenities tailored to meet every resident’s preferred lifestyle. Featured indoor amenities include a 15th floor sunset lounge with a media room, a private dining room, co-working spaces, a fitness center, a speakeasy-inspired game and billiard lounge, children’s playroom, private office pods, fitness on-demand rooms, and a golf simulation room.
Additionally, attended lobby concierge, a 24-hour package room, indoor on-site parking garage with electric charging capabilities, and bicycle storage will be available to all residents.
Outdoor amenity spaces include a 3,600 s/f rooftop that will offer residents views of the city skyline, gas barbeques, a wet bar station, a dog run, shaded dining areas, and an open lawn with sun lounges for quiet meditation. Additional outdoor amenities include a 1,600 s/f landscaped terrace with dining and private party space, lounge seating accompanied by gas firepits, a 550 s/f outdoor terrace gym, and a dog run.
“We are excited to preview Longview, our newest development in a submarket currently undergoing a substantial transformation from a historically industrial neighborhood to include much needed residential,” said Peter Ciganik, partner and head capital markets of GTIS. “The project is capitalized by GTIS Opportunity Zone Fund I, a $630 million investment fund raised by GTIS to develop in undercapitalized areas across the United States. Our dedicated pool of capital allows us to provide high quality, affordable housing that is so important to growing, urban neighborhoods.” Longview is located within a Qualified Opportunity Zone (QOZ). QOZs are undercapitalized areas within the United States that could benefit from targeted economic development and job creation.
Located at the crossroads of two of Brooklyn’s most desirable neighborhoods and just blocks away from Prospect Park, the building offers breathtaking views of Manhattan’s iconic skyline and is seamlessly connected to the greater New York City region via various methods of public transportation, including the F, G, and R subway lines. The neighborhood is a hub with dining and nightlife offerings, shopping along the 5th Ave. and 7th Ave. retail corridors, and nearby access to grocery and convenience markets, including Whole Foods on the corner of 3rd Ave. and 3rd St.
