LCOR launches leasing at Allen - 28-story residential tower

New Rochelle, NY LCOR, a real estate investment, development, and management firm, launched leasing at Allen, its newest 28-story residential tower. Delivering 307 designed residences, including 31 affordable units, the residential community introduces a new standard of contemporary urban living to one of Westchester County’s evolving city centers. Pairing amenities with Manhattan connectivity, Allen is a fully-electric building that features one of New York’s largest geothermal heating and cooling systems, delivering sustainable living with lower utility costs.

Located at 247 North Ave., Allen provides a blueprint for residential developments seeking to prioritize both design excellence and environmental performance. The community’s geothermal system will provide heating and cooling through the use of a network of underground geothermal wells, eliminating the need for the fossil fuel-burning equipment included in most HVAC systems. 

This approach reduces carbon emissions and is expected to deliver long-term energy efficiency in the form of lower electric bills for residents. 

“The start of the leasing process at Allen represents a significant milestone for LCOR and New Rochelle’s evolving downtown skyline,” said Anthony Tortora, senior vice president and principal at LCOR. 

“Our goal was to create a community that’s thoughtfully designed and genuinely sustainable, incorporating features that enhance daily living and deliver lasting benefits to residents and the environment alike. We’re pleased to introduce a community that will fuel the continued growth and vitality of New Rochelle.”

The residences at Allen are designed to balance spatial efficiency with architectural elegance. A mix of studio, one-bedroom, and two-bedroom floor plans offer open-concept layouts with windows showcasing views of the skyline and Long Island Sound. The interiors are envisioned by Karen Asprea, founder of renowned design firm Asprea Studio, who embraced a palette rooted in warmth and timeless elegance. The tower also includes 12 two-bedroom penthouse residences, each distinguished by higher ceilings, private outdoor terraces, and elevated interiors and appliances.

Residents have access to a suite of amenities, including a fully equipped fitness center with a dedicated yoga studio, an outdoor pool and landscaped sun deck, and multiple coworking spaces offering private offices and collaborative work areas. A penthouse-level sky lounge provides unobstructed skyline views, while additional features such as a game room, media lounge, pet spa, bicycle storage, and onsite retail contribute to a comprehensive living experience. The community also features over 250 self-park parking spaces, enhancing accessibility for residents who commute by car.

Allen marks LCOR’s second completed geothermal residential development in New York, following the 463-unit 1515 Surf Ave. in Coney Island – currently the city’s largest geothermal project – which welcomed residents in 2024. Charlie at Hoboken Connect, a forthcoming 386-unit community in Hoboken, New Jersey, will become the largest residential geothermal development in New Jersey upon its anticipated completion in 2027.

Situated two blocks from the New Rochelle Metro-North station, Allen offers a direct 30-minute commute to Grand Central Terminal, with future access to Penn Station expected by 2027 through expanded Metro-North service. The community’s central location promotes walkability, with an array of dining, retail, entertainment and key employers nearby. Close proximity to I-95 and other major roadways further enhances regional connectivity.
