LCOR gives first look at Allen - 307 residences

New Rochelle, NY LCOR, a real estate investment, development, and management firm, unveiled the first look at Allen, its newest residential development downtown. With 28 stories and anchored by one of New York State’s largest geothermal heating and cooling systems, Allen will introduce 307 refined rental residences, including 31 affordable homes, along with 2,000 s/f of retail and 257 self-park spaces. Located at 247 North Ave., leasing is expected to launch this summer.

“Allen represents a pivotal milestone not only in the ongoing transformation of Downtown New Rochelle but also in our mission to create design-forward, environmentally responsible communities,” said Anthony Tortora, senior vice president and principal at LCOR. “With state-of-the-art amenities, sophisticated architecture and interiors, and seamless access to Manhattan, Allen offers an elevated lifestyle for residents seeking luxury and convenience.”

Allen will feature one of New York State’s largest geothermal systems and will be 100% electric. The geothermal system will provide heating and cooling through the use of a network of underground geothermal wells, eliminating the need for the fossil fuel-burning equipment included in most conventional HVAC systems. This approach significantly reduces carbon emissions and is expected to deliver long-term energy efficiency in the form of lower electric bills for residents. Allen marks LCOR’s second geothermal project in New York, following the 463-unit 1515 Surf Avenue in Coney Island, the city’s largest to date. It also precedes the 386-unit Charlie at Hoboken Connect, set to deliver in Q2 2027 and slated to become the largest residential geothermal system in New Jersey.

Inside, residences will range from studios to one- and two-bedroom homes, each designed with open layouts, carefully curated finishes and oversized windows that frame views of the Manhattan skyline and Long Island Sound. Allen will also include 12 premium two-bedroom penthouse units, which will all feature floor-to-ceiling windows, high ceilings, upgraded finishes and private outdoor space. Additionally, residents will enjoy a full suite of club-inspired amenities, including a range of coworking and lounge spaces, an expansive fitness center with a yoga studio, an outdoor pool and sun deck, a penthouse sky lounge, gaming facilities, bicycle storage, a pet spa, and more.

The tower’s modern silhouette, designed by Studio V, is grounded by a slate Roman brick podium, a nod to New Rochelle’s architectural legacy, while sculptural angles, curves and abundant amenity terraces maximize natural light and blur the lines between indoor and outdoor living.

Interiors are envisioned by Karen Asprea, founder of design firm Asprea Studio, who embraced a palette rooted in warmth and timeless elegance. From the moment of arrival, Allen delivers the ambiance of a boutique hotel: smoked walnut wall covering, a graceful marble reception desk and artful details throughout. Shared spaces evoke texture and comfort, blending velvety warm lighting, and playful, sophisticated accents.

“The design for Allen was inspired by New Rochelle’s rich history and natural surroundings,” said Asprea. “We chose an earthy, classic palette to create spaces that feel elevated but also deeply personal, bringing warmth, texture, and a sense of home to every corner.”

Positioned two blocks from the Metro-North New Rochelle station, Allen offers a direct 30-minute connection to Grand Central Terminal. Metro-North also plans to provide direct access from New Rochelle to Penn Station by 2027. With major local employers like Montefiore Hospital and vibrant dining and retail just steps away, Allen seamlessly combines city access with the charm of a walkable neighborhood. Proximity to local highways and I-95 offers added convenience for residents seeking a connected lifestyle just outside of NYC.
