The Bridge
Construction is under way on The Bridge, a $130 million transit-oriented development that will bring 101 condominiums to a nine-story building. The site is bordered by Station Rd., Mineola Blvd. and Third St., across from the Mineola Long Island Rail Road station.
This amazing project will feature 25 one-bedroom units, 60 two-bedroom units, 15 three-bedroom units and one larger penthouse residence. It includes parking and a multi-functional event space to host entertainment, music, art displays and other events for village residents and local businesses.
The project shrinks the gap between housing demand and availability. Harris Beach partner Jack Martins helped the developer with the application process and other approvals, shepherding it to success. We’re proud to play a part in bringing single-family luxury residences to those seeking convenience, design, space and amenities.
Good Samaritan University Hospital
Late last year, long-time Harris Beach Murtha client Catholic Health unveiled a 300,000 s/f patient care pavilion at its flagship Suffolk County facility to help meet the challenging health care needs of the Long Island region. The $500 million expansion is the largest ever undertaken by Catholic Health.
The pavilion features state-of-the-art medical equipment, a 70,000 s/f emergency department, more single-patient rooms, 16 larger operating rooms, upgraded imaging machines with larger CT scanners and other amenities.
Harris Beach Murtha partners Thomas Garry and John Anzalone provided counsel throughout the design of the project, including coordinating with Town, state and federal officials, shepherding the application process and all discretionary approvals required for construction.

Woodmere Club
Harris Beach Murtha played a key role in bringing senior housing to Hempstead.
Soon, 155 age-restricted condominiums will be constructed on 34 acres of the former Woodmere Country Club. The project will sit on the northern, higher-elevation portion of the property, while the remaining nearly 100 acres will be preserved and restored to a natural coastal environment designed to absorb flood waters, buffer storm surge and support native wildlife.
The project is an example of reimagining former golf courses and similar properties to protect green space, while still meeting regional housing needs. The framework for the project’s approval addressed longstanding zoning restrictions and may guide future land-use decisions involving environmentally sensitive properties.
Partner Jack Martins and members of the firm’s Commercial Real Estate Practice Group represented the property owners on this project, critical to the senior housing needs of Long Island.
Evergreen Charter School
Slightly more than a year ago, the aptly named Evergreen Charter School opened a new 85,000 s/f facility in the Village of Hempstead.
The five-story building is one of the first mass timber K–12 school buildings on the East Coast. Currently LEED Gold, the school is targeting a LEED Platinum rating. The school uses solar panels and cross-laminated timber, a net-negative carbon material that replaces steel and concrete to reduce carbon footprint without raising construction costs. The facility features green spaces throughout, including a rooftop garden.
With a capacity for 750 students, the school includes classrooms, orchestra rooms, a gymnasium, a kitchen and multipurpose café, a library, shared spaces for science, art and innovation, and other common spaces, such as a rooftop recreational space.
