Talonvest arranges $87 million in two financings for 1784 Holdings

South Brunswick, NJ Talonvest Capital secured $87 million in bridge loans for two premium self-storage projects on behalf of 1784 Holdings, a privately held real estate development company.

The first loan, totaling $63 million, is a pre–Certificate of Occupancy bridge financing for a Class A self-storage facility in Bethesda, MD. The facility will comprise 1,560 climate-controlled units totaling 131,559 net rentable s/f. Located along River Rd. (33,000 vehicles per day) in an affluent Washington, DC-area submarket seven miles from the U.S. Capitol. Talonvest secured the bridge loan with a four-year term, full-term interest-only payments, and an extension option from a private credit lender.

The second loan, totaling $24 million, was arranged for a self-storage facility in Monmouth Junction, N.J. The facility will feature 85,656 net rentable s/f, including 964 climate-controlled units and 55 RV and boat parking spaces. The project spans 5.7 acres along a stretch of U.S. Rte. 1, an arterial highway carrying 61,000 vehicles per day. Talonvest secured a bridge loan from a private credit lender with a two-year initial term, extension options, and interest-only payments during the initial term. The structure also includes borrower-friendly cash management.
