Darlind Construction, Inc., a general contractor and concrete subcontractor in the Hudson Valley region of New York State for thirty years, has recently expanded into the Connecticut market, and is now completing three significant projects.
Darlind was selected by Bristol Industrial Partners, LLC to serve as the construction manager for the redevelopment, renovation and tenant improvement of a former General Motors factory in Bristol, Conn. Bristol Industrial Partners, LLC is led by Savanna Partners and Hudson Realty Capital, both New York based private equity funds.
The Bristol Business Center contains 1,131,714 s/f of leasable floor area, much of which was vacant for many years. The scope of the project included the expansion of an existing tenant's warehouse facility by 114,000 s/f, the creation of a new manufacturing facility for ClarkWestern Building Systems, a producer of light gage metal framing, and general maintenance repairs and updates including re-roofing large areas of the existing building.

The massive structure, which is reputed to be the largest industrial building between New York City and Boston, is now 94% leased.
Scott Dutton Associates served as the project architect and has enjoyed a long term relationship with Savanna and has had involvement with them in numerous projects.

Some of the unique aspects of the project include the "Roof Raising" of more than 243,000 s/f of manufacturing area to accommodate tenant crane requirements as well as bringing a railroad spur into the building.

Darlind enlisted the support of the local subcontracting community, as well as a national specialty subcontractor for the lifting operation. Rooflifters, LLC, a firm with offices in both Miami, Florida and Toronto, Ontario, was retained to lift the roof structure a total of 12 ft. to increase the clear height to 28 ft. Rooflifters supplemented their crew with local engineering support and local steel fabrication and erection.

Darlind Construction is also nearing completion of a major concrete subcontract for a new Research & Development Facility at the Boehringer Ingelheim Pharmaceutical Facility in Danbury, Conn.

They are utilizing "flying forms" and cranes to form the 5 story reinforced concrete superstructure, which consists of 7,000 cubic yards of cast-in-place concrete and 900 tons of reinforcing steel.

The Mannkind Corporation Inhalable Insulin Project is a two and a half story, 250,000 s/f addition to the existing pharmaceutical building in Danbury, Conn. Their concrete subcontract included all foundation and flatwork, as well as replacing extensive amounts of concrete slabs at the existing facility.
