Brookhaven IDA approves incentives for D&F Patchogue A.L. LLC to build $31 million assisted living facility; 87,000 s/f, five-story, 128-unit facility on 1.33 acres - to create 50 new jobs and 164 construction jobs
Brookhaven Industrial Development Agency (IDA) chairman Frederick Braun, III revealed that the IDA board has approved incentives for D&F Patchogue A.L. LLC, which intends to build an assisted living facility on vacant property in the downtown.
D&F, a developer of affordable family and senior housing based in Levittown, plans to construct an 87,000 s/f, five-story, 128-unit facility on 1.33 acres at a cost of $31 million. The facility will include 46 memory-care beds. The facility initially will be owned by D&F and managed by Des Moines, Iowa-based Life Care Services, a national provider of assisted living services. The project received zone change approval from the Village of Patchogue last year.
The project, at 18 Maple Ave., 22 Maple Ave. and 131 E. Main St., will provide affordable senior housing with an emphasis on special needs such as the frail elderly and those with mobility impairments. It will create 50 new jobs within two years and 164 construction industry jobs. Construction is expected to take 20 months.
The IDA financial package includes a PILOT (Payment-in-Lieu-of-Taxes) agreement for the project. The developer also was granted exemptions from sales tax on construction materials and equipment.
"Patchogue Village is an ideal location for this project," said Brookhaven town supervisor Ed Romaine. "It's a very active downtown setting where residents and their families will be just a few steps from restaurants, stores, the library, theatre and more. I commend the IDA for working with D&F to ensure that this moves ahead, providing much needed jobs in our community."
"This project will provide an attractive residence for seniors in the village of Patchogue and surrounding areas within the town of Brookhaven who wish to remain in the communities they helped to build and be near their families, while providing services that will allow the seniors to be cared for in a hospitable setting," said Braun.
In the last year, the IDA assisted 15 commercial projects including a Rail Realty, an apartment complex in upper Port Jefferson Village; Meadows at Yaphank Phase 1, a mixed-use development in Yaphank; a solar installation on the roof of Clare Rose's facility in Yaphank, and Sayville Browning, an extended stay hotel in Ronkonkoma.
