BOMA New York: The foundation of professional excellence in commercial real estate - by Patrick Dolan

Patrick Dolan

As I reflect on over three decades in commercial real estate, from managing the iconic General Motors Building to overseeing One World Trade Center today, the power of professional education in my career has become increasingly clear. My time as a member of BOMA New York and the pursuit of my industry credentials and designations has been the cornerstone of my career trajectory, opening doors while also deepening my understanding of this dynamic industry. My RPA designation, earned through BOMA’s Building Owners and Managers Institute (BOMI), was one of the tools which provided the foundational knowledge that enabled me to enter senior leadership positions across Manhattan’s most recognizable properties.

The commercial real estate industry demands continuous learning as buildings become more sophisticated, sustainability requirements evolve, and tenant expectations reach new heights. Throughout my career managing properties for BXP and now The Durst Organization, the technical knowledge I gained through BOMI coursework has proven invaluable in addressing complex operational challenges. These credentials demonstrate not only technical competency but also a commitment to professional excellence that resonates with employers, colleagues, and industry peers.

BOMA New York recognizes that education lies at the heart of career advancement and offers the region’s most comprehensive portfolio of professional development opportunities. Our extensive catalog includes coursework leading to BOMI designations such as Real Property Administrator (RPA), Facilities Management Administrator (FMA), and Systems Maintenance Administrator (SMA), along with LEED and WELL certifications.

Beyond formal designations, BOMA New York provides ongoing educational opportunities through seminars, virtual monthly forums, and building tours that address current industry trends and emerging technologies. Our mentorship program pairs seasoned professionals with emerging leaders, creating personalized development pathways that combine formal education with real-world experience. This program focuses on creating internal communities among our members to support both career and personal growth.

To ensure these transformative educational opportunities remain accessible, BOMA New York established our scholarship program in 1988. This program provides financial assistance covering up to eight BOMI courses toward designation completion, including e-books and initial exam fees. The scholarship reflects our commitment to removing financial barriers to professional advancement and investing in the next generation of industry leaders.

As commercial real estate continues to evolve, the professionals who invest in their education and pursue industry credentials will be best positioned for success. Through BOMA New York’s education offerings, members gain the knowledge, skills, and professional network necessary to excel in this competitive industry while contributing to the continued excellence of New York’s commercial real estate sector.

Patrick Dolan, RPA, is chairman of BOMA New York.

As we head into 2026, one thing is clear: deals aren’t won by who has the best asset; they’re won by who presents it best. Yet many owners, operators, and brokers are entering the new year with outdated photos, inconsistent branding, and limited digital presence. This
