Beechwood Org. wins two awards from Long Island Business News

Jericho, NY The Beechwood Org., a leading builder of residential homes on Long Island and one of the largest in NYS, was honored by Long Island Business News with two 2017 Real Estate & Development Awards: Residential Developer of the Year for the fourth year running; and Top Smart Growth Development for Marina Pointe East Rockaway.

“It’s a great honor for us all at Beechwood. The LIBN awards recognize the hard work of many for the positive and lasting effect we are making on the economy, our industry, and, the towns and villages in which we do business. As a born and bred Long Islander, I continue to enjoy living and working here but also building a better Long Island,” said Michael Dubb, founder and chief executive officer, The Beechwood Org.

The Real Estate & Development Awards by LIBN, the region’s premier business publication dedicated to commerce, recognize significant contributions by commercial and residential real estate professionals to Long Island.

RESIDENTIAL DEVELOPER OF THE YEAR

The first of two LIBN awards in 2017 is Residential Developer of the Year and for the fourth consecutive year.

Beechwood was noted as having reached new milestones during final phases of key projects in 2016, including projects being sold out or at a 90 percent capacity.

LIBN also acknowledged the focus of Beechwood’s projects on its core commitment to thoughtful land planning and design; repurposing underutilized land; building in harmony with nature; creating a benefit for the local community; and generating new jobs.

Noted too was Michael Dubb’s vision to enhance quality of life while keeping more Long Islanders on Long Island; and to meet demand for new homes at the heart of every Beechwood project.

Over the past year, Beechwood’s achievements include selling and constructing more new, innovative, energy efficient and architecturally distinct homes for Long Island homebuyers than any other residential builder.

In 2016, one of Beechwood’s most productive years, final phases of key projects were sold with new projects launched. These include the 90% sell-out of 280 single-family homes at Meadowbrook Pointe Links & Spa in Medford; the launch and near sell-out of 76 townhomes and villas at Country Pointe Huntington; the launch and 40% sell-out of 94 single-family ranch homes at Country Pointe Estates Ridge; the launch and 20% pre-construction sales of Marina Pointe East Rockaway; the ground breaking and strong pre-sales of the largest new residential development in Nassau County, Country Pointe Plainview; and the ground breaking of The Vanderbilt, Long Island’s first combined luxury apartment rental and hotel.

Since 1985, Beechwood has built more than 7,000 homes across 60 communities from the Rockaways to the Hamptons. Michael Dubb is renowned for his innovative and forward thinking in “not just selling a home, but a lifestyle” with signature quality construction and design for the way sophisticated buyers want to live and entertain today.

TOP SMART-GROWTH PROJECT, MARINA POINTE EAST ROCKAWAY
Beechwood’s second LIBN award in 2017 is Top Smart-Growth Project for Marina Pointe East Rockaway (www.marinapointehomes.com).

The award recognizes the project’s positive impact on the Village of East Rockaway and the overall Town of Hempstead.

LIBN noted the development’s revitalization of a ‘Sandy’ ravaged waterfront being transformed into available housing.  Other highlights are the development’s design of 84 two-bedroom condominium suites, villas and townhouses in six four-story and energy efficient buildings; use of best storm resiliency design and build practices; and transit-oriented homes that provide a short walk to LIRR.

Other benefits to residents are a carefree, maintenance-free lifestyle with snow removal and landscaping services, optional private boat slips, on-site parking and proximity to local shops and restaurants.

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
