The industrial and last-mile logistics sector is showing strong, stable growth, with major Bronx and NYC-area leases and financings driving demand for modern warehouse space. Orange Bank & Trust’s footprint aligns closely with this expansion. High-value sales like 1101 Oak Point Ave. and 158–164 Locust Ave. confirm inelastic demand, while the Bronx Logistics Center’s successful multi-story leasing sets the new standard for Class A urban industrial development.

What emerging trends or shifts will shape opportunities for you, your firm, or market sector in 2026? 

The proposed Community Opportunity to Purchase Act (COPA), or Intro 902, would require owners of many NYC residential buildings to notify qualified nonprofits or tenant groups and give them a first opportunity to buy before selling. While it was expected to pass by late 2025, the bill aims to let nonprofits and community land trusts acquire properties, especially distressed ones, to preserve long-term affordability before they reach the private market.
