According to Massey Knakal, a townhouse at 45 Horatio St., located between Greenwich and Hudson Sts. in the Greenwich Village Historic District, was sold in an all-cash transaction valued at $4.1 million.
This four-story townhouse is 3,440 s/f and sits on a 16' x 58.5' lot. Built in 1899, this building is currently configured as two residential units, one lower duplex with a garden which has a life estate, and an upper triplex that is leased to Town Residential. Upon sale of the home, the trust will pay fair market rent for the life estate tenant. The sale price equates to $1,192 per s/f.
"This estate referral was very interesting to work on. The tenants were cooperative and that made the process run smoothly for everyone," said Massey Knakal's Robert Burton, who exclusively represented the seller in this transaction with James Nelson. "The property also benefits from its location, just blocks from the Hudson River, the High Line Park and the new Whitney Museum which is currently under construction," said Nelson.
