Rosengarten and Lesser of Garfield secure $2.875 million sale of 3,500 s/f mix-used building on 178 East 94th Street

Leslie J. Garfield & Co., Inc. secured the sale of 178 East 94th St. a two-story 3-unit mixed-use former carriage house with curb cut located on the South side of 94th St. between Lexington and Third Aves. The 3,500 s/f building sits on a lot-36'x25' with a two story addition built I 0' x 75' on the ground and I 0' x 45' on the second floor. The building is configured as a ground floor 2,200 s/f duplex professional space, a commercial space in the basement, and a 3-bedroom, 2-bath rental apartment on the second floor. The property sold for $2.875 million. This property was recently sold in November, 20 12 and the buyer made some upgrades and subsequently put the property back on the market. The buyer, a developer, plans to convert the property to a single-family home, expanding the usable square footage and creating an active garage. Lydia Rosengarten of Leslie J. Garfield & Co., Inc. exclusively represented the seller and the buyer was represented by Matthew Lesser of the same firm. The seller was represented by Susan Tuths, Esq., and the buyer by Steven Bing, Esq.
