Bromberg and Edelkopf of Bluestone Rlty. Services sell 16-unit Brooklyn building

According to Bluestone Realty Services, the firm has recently completed the sale of 250 Adelphi St. The four-story walkup with 16 units in the Fort Greene neighborhood sold for $3.285 million. This equates to over $200,000 per unit and a gross rent multiple of 14.6 times. The deal was brokered by Ari Bromberg and Yona Edelkopf. As Bluestone Realty Services celebrates its first anniversary, the boutique commercial real estate firm is poised to take on the challenges of the current real estate market with a well-thought out strategy that has paid off over the past year. The small firm, formed just over a year ago, focuses on building personal relationships, "one sale at a time." The core approach is the aggressive pursuit of prime real estate deals before they reach the open market. A resourceful and imaginative perspective defines their philosophy of looking beyond conventional opportunities while paying close attention to the needs of their client base. The Bluestone Group, parent company of Bluestone Realty Services, started operations at the end of 2006. It was formed by three colleagues, Eli Tabak, Bromberg and Marc Mendelsohn, of similar background who share a common vision: to pool their collective resources, experience, skills and business relationships in a corporate venture. The firm has grown rapidly and the executive team now heads a group of dynamic young brokers. The founders, Eli Tabak, Bromberg and Marc Mendelsohn, are real estate professionals who honed their skills as brokers and whose combined years of experience give them a solid edge and a sound basis. In a relatively short time Bluestone has emerged as a dynamic force in the industry. Bluestone Realty, with offices at 30 Broad St., has concluded transactions in excess of $100 million and, given the current rapid pace of growth, doubling this number is certainly an achievable goal.
